Once a tenant is selected:

• The tenant is transferred directly to you (the owner)
• You will handle:
  • Security deposit collection
  • Lease signing
  • Move-in coordination
  • Ongoing communication and management

Lease Preparation (Optional Add-On)

If needed, we offer a Lease Preparation Service:

• Professionally structured lease
• South Carolina–compliant language
• Sent via DocuSign to all parties

This service is separate and not included in tenant placement.

What This Service Does NOT Include

To ensure clarity, this service does not include:

• Property management
• Rent collection
• Maintenance coordination
• Lease enforcement
• Tenant communication after placement
• Move-in or move-out inspections
• Rental-ready or habitability inspections

Owner is responsible for ensuring the property is in rentable condition and compliant with all applicable laws.

Pricing

Tenant Placement Fee:
Equal to one (1) full month’s rent

Payment is due upon successful placement of a qualified tenant.

• Final approval of any tenant rests solely with the property owner
• Owner is responsible for complying with all South Carolina Landlord-Tenant laws
